Capital Markets Calamity - From Wall Street to Main Street

Well, it looks like “it” hit the fan. At our October NAIOP breakfast Scott Eaton, Principal of Gerding Edlen, responded to a question about financing with: “Capital? What capital. There is no capital”. While technically there may be capital available in the current market, much if it is sidelined and the rest is picky. Some product types are excluded and leverage is significantly less than 18 months ago.

Our November breakfast event will focus on capital markets on Wall Street today and the effect of the credit crisis on commercial real estate lending here in the Pacific Northwest. We have an investment banker, a mezzanine debt lender, and a mortgage broker who will give you their views from three sides of this crisis.

Rich Ford is a Commercial Real Estate Investment Banker from Banc of America Securities. Based in San Francisco, Rich has completed transactions in M&A, Private Placement, and Joint Venture capital raising. Rich has been working in investment banking for over 12 years including experience with the real estate groups of RBC Capital Markets, Lehman Brothers and Morgan Stanley.

James Weaver is a Managing Director of Originations for TriSail Capital Corporation, a mezzanine and participating debt lender owned by Bank of America. Weaver is responsible for relationship development, investment management, and new business origination for the Western United States. Jim is based in Irvine, California and is a member of NAIOP.

Mike Wood is an Executive Vice President and Partner with Norris, Beggs & Simpson Financial Services. Mike manages the NBS Seattle office and originates mortgage loans for correspondent life insurance companies, conduits, and other various lenders and was recently named one of Genworth Financial’s Top Ten Correspondents in the nation. Mike is also a NAIOP member

Our panel will be moderated by Kevin Wallace, General Counsel and Vice President of Acquisitions for Wallace Properties, Inc. In addition, Kevin is the President of Wallace Properties Development Company, the development arm of Wallace Properties that specializes in mixed-use development projects in urban centers in the Puget Sound. Kevin is sure to keep the conversation lively!
