NAIOP 2006 Annual Report
Members
Elect Board for 2007 Two new members were elected to NAIOP’s
Washington State Chapter Board of Directors in voting held during
the October, 2006 meeting. Four others were elected to second terms.
Joining the Board for their first
terms are Joe Blattner of Tarragon and John Sabey
of Sabey Corporation.
Elected to a second two-year term were Ben Barron
of Clise Properties, Mark Ludtka of Callison Architecture,
Don Marcy of Cairncross & Hempelmann and Tony Stewart
of Skanska.
NAIOP’s two national Board members, Douglas Howe
of Touchstone Corp. and David Allen of McKinstry Company,
serve ex-officio as members of the Washington State Chapter Board
of Directors.
Officers for the 2007 program year are President -
Jack Rader of Centerpoint Management, Secretary - Mark
Ludtka of Callison Architects, Treasurer - Tracy Edgers
of Wells Fargo and President Elect is Tony Stewart. Shannon Underwood
of Underwood-Gartland Development rounds out the officers that make
up the Executive Committee.

2006 was another strong year for our Chapter with the exception of
a few extraordinary events that shattered all expectations. Event
attendance was at an all-time high with over 5,100 total attendees
which is a 14% increase over 2005. On the financial front our chapter
continues to increase profitability and chapter reserves are close
to $250,000. Our continued success lies in the outstanding leadership
within our board and within our committees.
Each year the leadership, including committee chairs, meets for 2
days to strategically plan for the coming year. Below are the results
of our chapter success as it relates to our Strategic Initiatives. Return to top

Strategic Initiatives
I. Advance professional and industry
standards.
Our chapter focused on developing programs that recognize excellence
in the commercial real estate industry and encouraged responsible
development practices. In addition our programming encouraged innovative
ways to solve environmental/development conflicts.
II. Promote a favorable public perception of the commercial
real estate industry.
Our chapter continued to offer opportunities for our members to
participate in community service projects and develop public recognition
programs for these activities. Our two contract lobbyists helped
carry our messages to the state and local legislators and have increased
the recognition of NAIOP as the voice of the commercial real estate
industry.
III. Achieve favorable political and legal conditions for
commercial real estate activities.
Maintaining an active role in the development of public policy and
political advocacy programs at the local and state government have
been an important goal for this chapter for many years now. To achieve
this, our chapter ensures each year that we provide a stable funding
source for government relations activities through our Gavel program
and PAC events.
IV. Manage the chapter in a responsible, member-driven manner.
This year our chapter created an advisory committee to of key principal
members to help guide our programming and to provide vision for
our continued success.
Our chapter employs professional management to provide necessary
administrative support. In addition, professional management helps
assist the leadership in structuring a stable funding base and tie
financial budgeting and reporting to resources and priorities identified
in the strategic planning process.
V. Promote interaction and education for the professional
enhancement of each member.
Year after year surveys reveal that networking is the key benefit
that members look for. Our programming provides for increased networking
opportunities and we continuously poll members for suggestions on
program topics. Whenever possible, we utilize members as "internal
educational resources" for educational and informational programs,
tours and seminars.
VI. Expand membership and participation from the commercial
real estate industry.
Our chapter continues to provide programming that appeals to the
diverse base of NAIOP's membership within the industry. Our membership
recruitment and retention programs have been targeting underrepresented
groups within the industry, primarily our developers, owners and
investors.
Each year the leadership, board directors and committee chairs,
meet to develop the chapter's strategic plan for the coming year.
This last December almost 40 chapter members contributed in the
strategic goals outlined below.
1. Under
the direction of the Membership Committee, increase and diversify
membership through targeting principal members. The goal will
be to build membership to 600 members while maintaining a 90% retention
rate.
a. Diversify principal member base
by targeting urban, retail, mixed use, and industrial developers.
b. Vertically target potential principal member organizations. c. Continue promoting NAIOP Now. d. Attract new members from South Sound events and meetings.
2. Improve programming and make it more relevant
to all targeted sectors of principal membership base. The Education
Committee will improve the content and presenters at the regular
breakfast meetings gearing them to high level, timely, and topical
subjects with prominent speakers.
a. Ensure program relevancy by analyzing
pre/post event feedback from attendees. b. Continue offering 2 half-day education seminars.
3. Increase budget reserves to 50% of operating
budget. NAIOP will increase budget reserves by increasing registration
at all of its programs. This will be accomplished by improving the
quality of programming across the board. Additionally the Board
will adopt new member/non member pricing formulas to make membership
more advantageous. Budget reserves will also be increased by adding
members.
4. Increase membership value and educate
members and non-members on the benefits of NAIOP membership.
a. Hold 3 member only events to promote
networking and business-to-business interaction. b. Emphasize the benefits of NAIOP membership through reporting
on successes of Government Affairs Committee at each meeting. Develop
a protocol for quick response to membership on issues. c. Develop and implement a communication plan for internal
and external audiences.

5.Strengthen committees and recognize
achievements.
a. Each committee will develop
and maintain a committee handbook which will aid committee members
in understanding the purpose, goals and performance measurements
of each specific event. b. Committee communication will be improved through monthly
status reports and communication with the board liaison. c. Leadership involvement when recruiting where and when
necessary.
6. Collaborate with other Organizations.
a. NAIOP understands the importance
of alliances. NAIOP will collaborate with other organizations where
there will be mutual benefit. Collaboration not be limited to just
industry specific organizations.
The National Association of Industrial and Office
Properties (NAIOP) is the voice of the commercial real estate industry
in Washington State.
Proof points
It's the Washington chapter of a highly regarded
national organization of 12,000+ members.
Its 500+ members represent the architects, engineers,
builders, developers, contractors, brokers, lenders, and other supporting
industries who build communities throughout Puget Sound, Washington
state, and beyond.
It's the 8th largest -- and one of the most
active -- NAIOP chapters in the country.
NAIOP members are professional community-builders
- developing the industrial, office, retail, mixed-use, institutional
and residential complexes where future generations of Washingtonians
will work, live, and play.
NAIOP represents the interests of community-builders
to state, regional and local governments.

NAIOP lobbyists work with state, regional, and local
officials to support policy decisions that advance community-building.
NAIOP lobbyists focus on policy that supports
community-building with improved transportation, sound growth management,
responsible environmental protection, and innovative public-private

repair nonprofit facilities.

The annual Community Enhancement Project has been
NAIOP's most popular undertaking for the past 14 years and its excellence
has won awards from the national NAIOP organization.
Past Community Enhancement projects have brought
much-needed improvements and environmental upgrades to public schools
and parks, children's charities, programs for youth and the disabled.
This year's Community Enhancement Project brought
250 volunteers and an estimated $80,000 in repairs and landscaping
to the Ruth Dykeman Children's Center's campus in Burien in a single
day.
NAIOP has created a 501(C)3 foundation that
accepts contributions to fund additional community service projects.
NAIOP members invest in educating the community-builders
of today and tomorrow.

"best practices" and development opportunities.
The new "Real Estate Challenge" enables
students at Northwest colleges and universities to have real-life
case study experiences, collaborate with industry mentors, and be
acknowledged for their achievement.

and industry "best practices."
NAIOP conducts an annual day-long spring seminar.
The national organization keeps members apprised
