14 years working for environmental and engineering consulting firms.

How did you get into your field? LandAmerica Commercial Services
asked me to help expand in the Pierce and Thurston County markets.
What would you be doing if you weren't at LandAmerica? If
LandAmerica hadn't asked me to join them, I would still be with
GeoEngineers.
What do you like best about your industry? It allows me to
work with and influence changes in my community. I really enjoy
connecting people and helping them become successful in their transactions.
What do you do for relaxation/recreation (e.g., hobbies, sports,
exercise, travel, etc .)? I was an avid runner and enjoyed
outdoor activities. Then my twin boys arrived two years ago, and
I haven't had much time for anything since.

to): Biography of John Adams by David McCullough

What advice would you give to someone just starting out in Commercial
Real Estate? Don't be afraid to ask the experts questions and
be a good listener.
What's an interesting or unusual fact that most of your fellow
NAIOP colleagues probably don't know about you? I spent most
of 1990 hitch-hiking around New Zealand and Australia.

For 9 years, I ran a firm called Domoto Company. We provided project
management services to a wide range of clients throughout the Puget
Sound area. In 1998 I merged Domoto Company with my pals at The
Seneca Group.
How did you get into your field? While working
toward a degree in Building Construction at the UW, I started working
on a part-time basis for Lease Crutcher Construction as a field
office assistant. I worked my way into a full-time position upon
graduation.
What would you be doing if you weren't at Seneca?
Maybe I'd be a fly-fishing guide or play keyboards in a rock and
roll band, but it's hard to think of a better job than the one I
have.
What do you like best about your industry?
Each new client and assignment provides an opportunity to learn
about how their organization functions, what makes them unique,
and what opportunities and challenges the new project presents for
them. Then based on that understanding, we figure out how to leverage
Seneca's knowledge and expertise into the greatest value for that
particular client, formulate a plan, and then work like crazy to
execute it. It's a demanding, and yet very satisfying occupation.
What do you do for relaxation/recreation (e.g.,
hobbies, sports, exercise, travel, etc .)? Cycling, volleyball,
fishing, skiing, rock climbing and spending time with my husband
and our daughters, ages 5 & 2.
What book did you read most recently (that you
want to admit to)? The Curious Incident of the Dog in the Nighttime
by Mark Haddon. It's a brilliantly written, wonderfully entertaining,
and poignant. I highly recommend it.

starting out in Commercial Real Estate? Never compromise your

I would likely be working for another local consulting firm doing

What do you like best about your industry?
The variety and challenge in consulting engineering is endless with
respect to people interaction, technology, business skills, and
the opportunity to see the USA. I have three states to go to hit
all 50!
What do you do for relaxation/recreation (e.g.,
hobbies, sports, exercise, travel, etc .)? I enjoy watching
trains (full scale), riding motorcycles, talking on amateur radio,
and doing community volunteer work.

and Cherry every day. Seriously, the last book I read was "Shadow

How did you get into your field? Construction
represented for me the opportunity to combine the elements of life
that I found fascinating and interesting at an early age into a
career that has continued to stimulate and excite me -- technically
challenging projects that require great teamwork by participants
from all aspects of life who combine to build projects and additions
to our community with enduring value I just kept
flipping through the college course book and this was the only career
that offered me these opportunities.
What would you be doing if you weren't at GLY?
I cannot imagine being anywhere other than at GLY Construction.
What do you like best about your industry?
I touched on this above .I really like the teamwork, the challenge
of a tight deadline and limited resources, the physical process
of construction, and the melting pot of personalities, skills, backgrounds,
and talents that come together to have a successful development
process.
What do you do for relaxation/recreation (e.g.,
hobbies, sports, exercise, travel, etc .)? If you ask Vicci
she would tell you that I love to go out and have fun in
the winter I ski both cross country and downhill; fly-fish throughout
the year; spend quite a bit of time on the back of a bicycle; and
have competitively sailed since I was in High School.
What book did you read most recently (that you
want to admit to): A lot of easy reading lately nothing
that would impress any of you .I think the last three authors
were Wilbur Smith, Dan Conroy, and Robert Ludlum. For those that
like a good book and are interested in fly fishing ..read the
River Why.
What other organizations do you belong to?
I have spread my outside organization/not for profit time between
the three major aspects of my life: Family, professional, and community
service. My professional time has been spent with NAIOP where I
am currently on the Board with committee involvement with Community
Enhancement and previously with Membership and Program committee's.
I am also on the Board of Trustees for Kline Galland Home a continuing
care organization for the elderly (my community involvement), and
for family, I am on the Board of Trustees for Temple De Hirsch Sinai,
our family synagogue where my children attend Sunday school and
our religious life is based.
What advice would you give to someone just starting
out in Commercial Real Estate? Recognize that success in this
business is about surrounding yourself with the best people and
that relationships are the foundation of all of our success. Your
word should be always be enough for any commitments and all relationships
should be based on mutual trust, respect, & win-win solutions.
What's an interesting or unusual fact that most
of your fellow NAIOP colleagues probably don't know about you?
Maybe that I spent six years as a professional fishing and river
guide in Alaska when I was younger as a means to putting myself
through University. Other things I probably shouldn't put to print.
Anything else we should have asked? You haven't
asked about the most important things in my life, and they are Vicci,
Sydney (8 going on 30), and Alena (5 going on 13). Vicci and I have
been married 18 years in June. She is my missing link and is responsible
for keeping me sane. As I tell friends, Sydney is teaching Alena
to be sweet and loving, and Alena is teaching Sydney to be tough and
yes, Alena is the younger sister.

Hill-Raaum-Pietromonaco develops, leases, owns and manages industrial
real estate in King, Pierce and Snohomish Counties. With five employees,
we own and manage 4,800,000 square feet of property: 92% industrial,
5% office and 3% retail.
How long have you been with your Company: 17

Previous companies and/or previous career fields:
I have been in property development and investment since 1978. Before
that I was head chemist for Van Waters & Rogers in Portland
coming out of college.
How did you get into your field? My grandfather,
Frank Lenci, owned an auto wrecking yard and some additional properties.
When I left Van Waters I came back to Seattle and started getting
his affairs in order. After reviewing the properties I decided that
they should be developed. With the help of a friend of my grandfather,
John Farrell, I was connected to the right people for construction,
engineering, financing and title work. At the ripe age of 23 I developed
60,000 square feet of warehouse space just south of SeaTac Airport.
Six months later it was full and it started me on my current long-running
career.
What would you be doing if you weren't at Hill-Raaum-Pietromonaco?
I don't think I would change what I am doing. I am constantly surrounded
by high energy people, and learn all of the businesses which occupy
the buildings we own. This has been a very worthwhile investment
of my time.
What do you like best about your industry?
That I have so many highly-capable and loyal people with whom I
associate. From my contractors, and subcontractors, to the banks,
architects and attorneys, I have been blessed with people who help
me get my job done for all of the tenants I serve.
What do you do for relaxation/recreation? I
bicycle, play volleyball, ski, mountain climb, and travel as much
as my schedule will allow. Currently the travel is mainly to places
where my kids are attending school, like Boston, France and Italy.
What book did you read most recently (that you
want to admit to): Adam's Return by Richard Rohr. This is for
my men's prayer group that meets Friday mornings at 6:15 am.
What other organizations do you belong to?
I belong to Eastside Catholic High School's Permanence Committee,
the Italian Club, and St. Madeliene Sophie Catholic Church.
What advice would you give to someone just starting
out in Commercial Real Estate? Know that this career is a marathon,
not a sprint. This works in two regards. First, don't try to make
a ton of money when you start. Look at building relationships, and
letting your money earn small amounts over long periods of time.
Second, the butt you kick today, may be the butt you have to kiss
ten years from now.
What's an interesting or unusual fact that most
of your fellow NAIOP colleagues probably don't know about you?
Since most of the real estate community sees me in suits most of
the time, you might not know that I worked in my grandfather's auto
wrecking yard for six years. It gave me an interesting perspective
on humanity and how to deal with people.
Anything else we should have asked? I am a
past president of NAIOP, am currently on the Gavel legislative committee,
and have been on the Community Enhancement Committee for the past
four years.

President of Callison Architecture to 1992; President-Founder of
G2 Architecture 1992-1999
How did you get into your field?
Fate. My dad owned a chain of furniture stores throughout Southern
California and his best friends were all architects - Welton Becket,
Bill Periera, Charles Luckman - the heavyweights of their time.
I was impressed by these people and what they had accomplished.
Plus, I was good at math and drawing and it all seemed to be a natural
destiny. I knew very early in life that I wanted to be an architect
and I never lost the path.
What would you be doing if you
weren't at MulvannyG2?
If I had the chance at a second career, other than architecture,
I would really like to have been a plastic surgeon. If you think
about it, it still involves people, design, and good business skills.
Medicine was always my backup plan to architecture.
What do you like best about
your industry?
Every day is another opportunity and another challenge. It's fresh,
even after 77,000,000 SF. The best aspect is and always has been
the people I have had the chance to work with these past 36 years.
Bill Gates, Dorothy Bullitt, Jon Runstad, Win Pickering, Bruce Kennedy,
Jim Ellis, John Fluke, and Hunter Simpson among hundreds of others.
All my clients, who are now close friends, have taught me a lot
about business and life. Most of all, I have really enjoyed all
the very talented consultants I have worked with and my close friends
and colleagues at MulvannyG2.
What do you do for relaxation/recreation
(e.g., hobbies, sports, exercise, travel, etc....)?
I love to fly fish, play a little golf, world travel, paint, and
spend as much time as possible with my family, especially my two
grandchildren.

"The Greatest Generation" by Tom Brokaw. And, as usual,
there is always some book about Lewis and Clark.

Bellevue Downtown Association; WSU President's Associates; ULI,

What advice would you give to
someone just starting out in Commercial Real Estate?
Relationships count! Nothing else really matters. Especially those
relationships at home. They take a lot of care, attention, and patience.
I have clients that I have worked with for over 25 years. All rewards
and satisfactions - spiritually, professionally, financially, and
personally- have come from relationships that have endured and grown.
This applies to personal as well as professional relationships.
What's an interesting or unusual
fact that most of your fellow NAIOP colleagues probably don't know
about you?
A lot of people probably don't know that my heart and spirit are
rejuvenated at my ranch in beautiful Montana near Yellowstone. It's
a place where we will live full-time soon and begin to enjoy the
first of many new life adventures ahead. I'm really a cowboy-architect
at heart, contrary to the Armani image that floats around out there.

Brief description, size and scope of Company:
Tarragon is a locally owned and operated real estate development
company. Tarragon is vertically integrated, possessing all of the
resources required to develop projects from land acquisition, entitlement,
design and construction through to property management.
While Tarragon develops an array of different product types focusing
in light industrial, retail mixed-use office, and multi family residential
real estate, it chooses to diversify by asset class in lieu of geographic
region. Nearly all of Tarragon's work has been completed in the
greater Puget Sound area.
Tarragon has as its primary purpose the creation of long-term lease
and sale opportunities for outside companies and entities of which
they are a participant on an ownership basis, as well as providing
fee development work on a case-by-case basis. To date, Tarragon
has developed more than 5 million square feet of commercial and
multi-family real estate in the Puget Sound area.
How long have you been with your Company:
I have been a principle with Tarragon Development since its inception
in 1995

Prior to embarking on the creation of Tarragon, I worked in a broad
array of positions in construction, project management, and development.
Upon graduating with a Construction Management degree from Washington
State University in 1987, I joined Sierra Construction and was later
appointed operations manager, where I managed personnel and day-to-day
operations as well as development and design aspects of Sierra's
projects.
How did you get into your field?
I worked with my father, an electrical contractor, while growing
up and spent much of my summers on construction sites. In high school
I also worked as a laborer and carpenter during the summers. It
was this background that I believe gave me a good foundation for
the development business.
What would you be doing if you weren't at Tarragon?
I would likely be in some other facet of the construction or real
estate development business, however, if that weren't the case,
I would have pursued a career in law as a means to create another
type of operating business.
What do you like best about your industry?
I enjoy creating assets that began as a "napkin sketch",
and in the process involving all of the different disciplines necessary
to successfully complete the project. What intrigues me most about
real estate development is the diversity of skills necessary to
execute on a development project.
What do you do for relaxation/recreation (e.g.,
hobbies, sports, exercise, travel, etc .)?
I enjoy both golfing and snow skiing in addition to attending various
sporting events with my three boys.
What book did you read most recently (that you
want to admit to):
Go dog Go (I admit it).
What other organizations do you belong to?
I am an active member of the National Association of Industrial
and Office Properties (NAIOP), the International Council of Shopping
Centers (ICSC), and the Urban Land Institute (ULI), and a supporter
of the Commercial Real Estate Women (CREW), the Downtown Seattle
Association, and the Seattle Chamber of Commerce. I am a longtime
advocate and supporter of Seattle's Children's Hospital.
What advice would you give to someone just starting
out in Commercial Real Estate?
I think for someone to fully understand what it takes to put a project
together, they need to be well versed in all of the different areas
of this business (i.e. transactions, entitlements, design, construction,
financing and management). As a result, I think it is important
for people when they are starting their career, to seek out opportunities
to learn about each portion of the business. I feel very strongly
that there is no substitute for actually working in the field of
construction and gaining an understanding of the business from a
ground up standpoint.
What's an interesting or unusual fact that most
of your fellow NAIOP colleagues probably don't know about you?
I am actually only 25 years old, it's just the real estate development
business that has given me that "40" look.

Brief description, size and scope of Company: Latitude Development
is a joint-venture company between Dave Kessler and the principals
at Donovan Brothers Construction. The firm, founded in 2003 and
based in Auburn, pursues build-to-suit development opportunities
as well as to develop quality real estate investments for long-term
hold. Latitude currently has some 170,000 square feet of development
in various stages throughout the Puget Sound area.
How long have you been with your Company: Started April 2003
Previous companies and/or previous career fields: I started
my career in 1994 at Opus as a construction manager and later transitioned
into a role as a real estate development manager. Previous to Opus,
after graduating from college in 1990, I worked at Baugh Industrial
as a project engineer/project manager.
How did you get into your field? I always knew that I wanted
to participate in the real estate development industry, long before
I pursued a degree in building construction from the University
of Washington. My career really got on track after moving at Opus
to the real estate side where I learned about the permitting, marketing,
financing and land-acquiring side of project development.
What would you be doing if you weren't at Latitude? Probably
building or remodeling single-family homes as that is a hobby of
mine.
What do you like best about your industry? I enjoy the challenge
of every project, and the fact that each development has a different
set of obstacles. What drives me most is the idea that you can take
a single, raw piece of land, and then two to three years later see
a building emerge out of the ground. I couldn't imagine doing anything
else.
What do you do for relaxation/recreation (e.g., hobbies, sports,
exercise, travel, etc .)? I have a three- and six-year-old,
so obviously I spend a great deal of free time with my children.
Otherwise, I love to water- and snow-ski, golf, and go boating with
my family on Lake Washington and on the other side of the state.
What book did you read most recently (that you want to admit
to): John Grisham's The Street Lawyer.
What other organizations do you belong to? Between starting
my business and spending time with my family, I haven't had a lot
of extra time to devout to other organizations besides NAIOP. In
the near future, as I have more time, I hope to expand my list of
professional associations.
What advice would you give to someone just starting out in Commercial
Real Estate? Be prepared for long hours in beginning, and try
to learn the different components of real estate development if
you want to advance. As we all know, there's lots of moving parts
to the industry.
What's an interesting or unusual fact that most of your fellow
NAIOP colleagues probably don't know about you? I'm half Portuguese,
and I have a wonderful wife of nine years and a family that rewards
me each and every day.

does provide enough room for my varied career history, but it includes
owning small businesses such as a commercial and retail window covering
company, executive search firm, smoked beef distributor. Rather easy
to see the connection to mechanical eh?
How did you get into your field? A relative owned a small mechanical
construction firm, was looking for someone to expand their business
into Mechanical Service & Maintenance, so I joined M&H Mechanical
in 1990, a great experience starting from the ground up, however the
company was acquired by McKinstry Company in 1991. I chose to be part
of the transaction, along with a player to be named later.
What would you be doing if you weren't at McKinstry? I'd have
Eric's Job, or be involved in some kind of Corporate Events and Promotions
with a heavy focus on warm weather excursions involving golf clubs
and fishing tackle.
What do you like best about your industry? Continual Learning
Experience, Diverse set of Challenges each week, opportunity to collaborate
with many high achievers and industry pro's from Development, Design,
Construcion and Facility Management. I cannot recall ever being bored.
I also enjoy the opportunity to network, the NAIOP organization is
a great example.
What do you do for relaxation/recreation (e.g., hobbies, sports,
exercise, travel, etc .)? Work out at McKisntry's gym before
work, Mens league Basketball, Golf with friends and clients, Fishing,
Snow Skiing, but the most enjoyable and relaxing activity is taking
many 3 and 4 day weekends throughout the year with my wife and kids
to our cabin at Lake Riley, trips to lake Chelan, annual RV camping
at Sequim Bay and around the NW. I'm leaving to Coplais Beach with
the family for 3 days as soon as I send this overdue profile in.

How long have you been with your Company? 6 years
Previous companies and/or previous career fields: I have been
in commercial appraisal and development since I graduated in 1989.
How did you get into your field? Development is a difficult
field to break into. I started in 1994 as an analyst for Bob Gerding,
founder of Gerding/Edlen Development out of Portland.
What would you be doing if you weren't at Panattoni? I love
real estate development and can't imagine doing anything else. I am
starting to get involved with various philanthropies activities as
well.
What do you like best about your industry? The dynamic nature
is what I like the best. It is never boring & constantly offers
new challenges.
What do you do for relaxation/recreation (e.g., hobbies, sports,
exercise, travel, etc .)? We have two small children (Nicholas
- 5 & Natalie - 2) our "spare time" revolves around
them. When I am out with the guys I enjoy going to sporting events
and golfing.
What book did you read most recently (that you want to admit to):
One fish, two fish, red fish, blue fish.
What other organizations do you belong to? SIOR and St. Joseph's
Parish.
What advice would you give to someone just starting out in Commercial
Real Estate? Be patient. It can be a difficult profession to both
get into and get established in, however it is definitely worth the
effort.
What's an interesting or unusual fact that most of your fellow
NAIOP colleagues probably don't know about you? Both my wife and
I are transplants to Seattle, as we are originally from Portland.
I have been working in Seattle for 5 years and we have lived here
for almost 3 years. We love the Puget Sound and couldn't be happier
with our decision to move here.

Previous companies and/or previous career fields: During my
break from LandAmerica, I worked in the Real Estate Department at
Terabeam Corporation.
How did you get into your field? I sort of fell into it. I
was introduced to the manager of the Seattle LandAmerica office by
a friend and started working here shortly after.
What would you be doing if you weren't at LandAmerica? If I
was any good at it, I'd be golfing. Since I'm not, probably something
to do with Real Estate.
What do you like best about your industry? The challenges and
variety each transaction brings.
What do you do for relaxation/recreation (e.g., hobbies, sports,
exercise, travel, etc .)? I love running, doing yoga and
pilates. In the past few years, I've taken quite a liking to golf
and enjoy trying to improve my game.

What advice would you give to someone just starting out in Commercial
Real Estate? Get involved in a Real Estate Association like NAIOP.
Network. Ask a lot of questions. Try to find someone who is willing
to act as a mentor.

high school working as Mr. Peanut.
